Trying to sell your home can be scary, especially when the housing market is in such turmoil. But, there are a few things you can do on your own to improve the value of your home and make it a more attractive purchase. One of the most important things you can do is to fix up anything that is worn-out or run-down because, while some people appreciate and see potential in a fixer-upper, most people want a house that is move-in ready. To do this, you will have to get up close and personal with some power tools.
Some basic power tools you may need include a belt sander, an electric drill and a circular saw. Depending on the extent of the repairs and improvements, you may need more sophisticated machines like a table saw or Miter saw.
Key areas that buyers want to see in good shape are the kitchen, the master bedroom and master bathroom. These particular rooms can make or break a deal so take a look around and see what needs to be done. Maybe the cabinets are looking a little worn in the kitchen. Some work with a belt sander followed by new stain can make the kitchen look like new. Crown molding is a great touch to the bedroom and potential buyers notice details like this. Using a Miter saw, you can cut the molding at perfect angles to fit around the room. A little paint or stain on the trim and the master bedroom has new character. Using an electric drill, add some shelving to the closet or update what’s there so the potential buyer can envision all of their clothes and shoes inside.
These are fairly simple examples of some of the things you can do with power tools to spruce up your house for resell. Many of the hand-held power tools are pretty inexpensive and good to have on hand for emergency projects so they make a great investment. The bigger machines are more expensive and if you think you won’t ever use it again, home improvement stores may rent what you are looking for or see if you can borrow one from a friend (you may also recruit some help!). But, whether you buy, rent or borrow, there is no doubt power tools make things faster and easier. Just remember to follow the safety guidelines and read the manual for proper use of the equipment.

The market is flooded with foreclosure homes in a various degrees of disrepair, but at a great deal. Don’t be intimidated by the idea of using power tools, they can pay-off big for you in the end. And, even though you’re going to work for someone else, there is still a sense of accomplishment when the job is finished. So get started and make your home more attractive than the competition by doing the work for the potential buyer.
